The process, step by step
First, a free documented inspection to establish whether there is a claimable loss and when it occurred. If there is, we help you file with your carrier and record the date of loss correctly — that date drives everything.
Your carrier assigns an adjuster who inspects the roof. We meet them there. This is the single most important step: scope disagreements are almost always resolved on the roof, in person, with photos in hand. Once the scope is approved, we order materials, pull the permit, and build. Then we invoice the carrier for the approved amount.
What your deductible means
On an approved claim, your out-of-pocket cost is your deductible — the amount stated on your declarations page. The carrier pays the balance of the approved scope. Anyone who offers to waive, absorb or rebate your deductible is describing insurance fraud, and we will not do it.
Some policies carry a separate, larger wind-and-hail deductible expressed as a percentage of the dwelling coverage rather than a flat dollar figure. Check that line before you assume your deductible is $1,000.
Replacement cost vs. actual cash value
A replacement-cost policy pays what it costs to rebuild the roof today, usually in two payments: an initial actual-cash-value check, then the withheld depreciation once the work is complete. An actual-cash-value policy pays the depreciated value only, and on an older roof that can be a fraction of the replacement cost. Leaving documented damage unrepaired is one way carriers justify moving a roof to ACV at renewal.
