When a repair is the right answer
Not every roof needs replacing. If your roof is under about 15 years old, the damage is confined to one area, and the shingles still have flexibility and granule coverage, a properly executed repair will hold for years.
We will tell you when that is the case even though a replacement is a bigger job for us. What we will not do is patch a roof that is failing across the board and let you pay twice.
Common repairs we handle
Leaks around chimneys, skylights and wall intersections almost always come back to flashing, not shingles. Pipe boots crack and split with UV exposure and are one of the most common leak sources on a roof under twenty years old. Wind-lifted shingles need to be replaced rather than re-sealed, because the mat is usually creased.
