What a complete replacement includes
A real replacement is not a shingle-over. We tear off every existing layer down to the decking, inspect and replace any damaged sheathing, then rebuild the entire roof system: ice-and-water barrier at the eaves and valleys, synthetic underlayment across the field, new drip edge, new step and counter flashing, new pipe boots, and balanced intake and exhaust ventilation.
Shingle-overs hide problems and void most manufacturer warranties. They also cost more in the long run, because the next storm forces a double tear-off. We quote the job that will actually last.
How long it takes
Most single-family homes are torn off and re-roofed in one to two days. We protect landscaping and siding with tarps, keep a dumpster on site, and run a magnet sweep for nails twice — once mid-job and once at final cleanup.
